Beautiful Home - 45 second Bike Ride from the Beach!!

LOVED this house so much. I have almost nothing critical to say about this and we'd stay there again for sure, but I like to do a thorough review as if I owned it to continually make improvements.
PROS:
*This house has the most PERFECT location. You can walk to Rosemary and the Beach, or bike there. We timed biking "home" and it was only 45 seconds from the beach! No ocean views in the home, but you're very close.
*Beds were quite comfortable and the upstairs living area/kitchen was gorgeous and spacious. Lots of room to "live."
*Four Bikes were great and seemed brand new! Easy to use and lock-up!
*We were given 4 trash bags and 8 dishwasher pods and laundry soap, which was amazing and kind. Some units we've stayed in gave us ONE trash bag, but then required daily trash to be taken out, or ONE dishwasher pod, but how could we do dishes then? Having paper-towels, toilet paper, and these basic amenities were awesome!
*Ambient music was playing when we walked in and it set the mood. :)
CONS: (None that would make me not stay here).
*TV Remote was super hard to use even just to find apps or your normal TV, would have loved an instructional note.
*Front, Left Stove Top Burner didn't lite.
*Garage parking was very tiny, so larger vehicles (larger than a Jeep Grand Cherokee) will have to use the one parking pass for street parking.
*Bedrooms are small and the Bunk Room is TINY. Bathroom in Bunk room was almost too small for an adult to shower in. Our young, but tall teenage made due, but it was less than comfortable.
*Laundry Room was also quite tiny and on the non-living space floor upstairs. The doors were on backwards so it's a "chore" to do laundry, but the machines worked well and are clean.
*Pool was heated, but only to 87 degrees. It would have been unusable in February temps without that. Glad we paid for it, but wish it could have been heated warmer!

We stayed at this property for a girl's weekend. The house was perfect for our group. The living/kitchen area is very large and comfortable. The location of the house is perfect to the beach and town, we enjoyed being able to walk to both. We used the bikes for a long bike ride up the coast. The only drawback is the bedroom with the bunk beds is very small and really only fits one adult. The shower in this room does not accommodate an adult well. Otherwise, we really enjoyed this property, and the management company was wonderful and very easy to work with.

The home is very beautiful. The layout is great and very spacious. Absolutely would love to stay in this home again. This was our 6th Fall Break in Rosemary Beach. This home has been our favorite so far.

Location, features, and condition as previewed, and a relatively quiet location. All living/dining on 2nd flr with lots of natural light and two useable porches - a really good space. The kitchen is a bit odd in the details - more show than function, but fine for a week. One glitch: the shower in the kids bedroom is essentially not functional; it’s really small with the door swinging inward and hinged on the wrong side; so the adult can barely, if at all, reach the controls. Prop. management was responsive with good attitude.

This was our 4th stay in Rosemary and by far our favorite house. The open kitchen, the location, the comfy beds, just helped with our love of Rosemary Beach. The house was super clean, plenty of seating for relaxing after a day at the beach. We will definitely be back!! My only recommendation is a new washer/dryer and dishwasher. All of those appliances had some issues, but this certainly did not hinder our trip. Just more clothes to wash when we got home.

We enjoyed our stay at the Abaco Pearl Cottage. It was comfortable and clean, and the location (just a quick walk to the beach from Walkover A) can't be beat. It's also just a five minute walk to the "downtown" area of Rosemary Beach. Having the pool was great too to unwind in after a day at the beach and especially for a couple of days we wanted to take a break from the beach. Be aware that the carriage house overlooks the pool too, so there is a slight lack of privacy but it was not a major concern for us.
A few minor issues that could be fixed:
1) The dishwasher is a bit rickety, probably from continued use -- wouldn't be a bad idea to get a new one.
2) Probably could do with some new pans in the kitchen, the current ones are not in the best shape
3) The gas grill outside would not light properly. I have a lot of experience with these grills and couldn't get it to work. I didn't bother calling the management company because I just pan-fried steaks in the kitchen. But the grill itself may need replacing.

The house had what we needed. Overall parking at Rosemary was difficult. We had no idea that the house we rented had a cottage connected to the property and the tenants parked their car blocking the driveway as their SUV was too big to fit in the garage. Their unit directly overlooked our pool and they also used it. I believed the pool to be private when we rented this house at high season prices. The 9am checkout and 5pm check in feels unreasonable but it was understood this was their policy.

We enjoyed our stay at Abaco Pearl Cottage and would definitely stay there again. Great location, beautifully decorated and very clean. The only thing to note is that the carriage house over the garage is very close to the cottage and overlooks the pool, so privacy could be a concern. We had two different families rent it over our week long stay. As you are lounging by the pool, people are constantly walking around you to access their entrance. Luckily there were no issues but noise and privacy could be a potential concern.

The unit was clean and nicely located. The couple we stayed with did have a major issue with the time of the rental. We paid for Thurs-Sunday and Check in was at 5 PM so we lose 2/3 of the day waiting for it to be cleaned and then check out was so early at 9 AM (and they said no to a 10 AM check out) that we were rushed getting out too. If those things aren't an issue then I'd recommend as location is good and it is a nice and clean property. Otherwise I'd say look elsewhere.

Loved our stay at the Abaco Pearl. Cozy cottage. Older cottage but had all the beach vibes needed. Comfortable beds, well equipped kitchen, spacious and clean. Accommodated all 6 kids during a week of virtual school. Love the location. Right next to the kids park & coquina pool. We enjoyed the private heated pool, thank you 30A luxury:):) It was cold but we still spent time on the porches & patio area grilling & good times with friends.

This home was beautiful and comfortable! We really enjoyed the heated pool after playing on the beach, which is only a block away. And when it rained we took advantage of the books, puzzles and games provided! Due to COVID, we cooked a lot of our meals and the kitchen was well supplied. We would definitely recommend this house to others!

We enjoyed our stay. I do think some attention to a few items is needed. The rental company was very helpful and made every effort to make things right. The plumbing under the kitchen sink was leaking terribly. The toilet in guest room wasn’t working properly when we arrived but maintenance came immediately and fixed but was only temporary. A day later the toilet wouldn’t flush again.
There is a very musty odor downstairs. Couldn’t ever locate the source.
The home was comfortable for us. (6ppl) Couldn’t ask for better location. The kitchen was well appointed and better than any others we’ve stayed in the same area. Pest control is definitely needed regularly. Also, parking could be a major issue for someone with a large suburban or SUV. It will not fit but we know this so always travel to the area in my car. Please have new mattresses purchased for the house. I literally went straight to my physical therapist when I got home. My back was in terrible shape after a week of sleeping on the bed.

This is our second stay at Abaco Pearl, and it has been our favorite place to stay in Rosemary Beach (among 5 others). The location is perfect for our family - close to the beach, Coquina pool, tennis courts, and on a quiet end of the street.
We love the layout of the rooms, the open concept living upstairs, and the beautiful decor. Our children loved swimming while we grilled dinner next to the private pool, often with a glass of wine. The balconies were perfect for reading, visiting, and relaxing. Beds were super comfortable, kitchen was well equipped (we made use of the blender and steamer daily), and the laundry room was a great bonus with commercial grade washer and dryer. Bikes were used daily as well. Thank you for providing us with such a beautiful and generously equipped property. We look forward to our return.

The House was beautiful and we had a great 7 day stay - in spite of all below. We had 2 issues with the house. The first was the depth of the garage. It is very small and would not hold our suburban and I think not even a Tahoe. So that means parking stress to either park parallel to the garage or on the street [which we found open 1 day by chance]. FYI. The second was the furniture. The beds were old and cheap. Sleeping was difficult on such mattresses. They need new ones. Additionally the living room furniture was super cheap. The sofa was like a love seat with no padding. The club chairs were totally uncomfortable. So it was very difficult to a family movie - since everyone was sitting poorly. I think they need a sectional or something more up to date. FYI - No family movies.

We had a fabulous stay at the Abaco Pearl Cottage. The house is beautiful and the heated pool was perfect! The staff at 30A Luxury were so helpful with their quick responses and guidance. They went out of their way to help with getting us in a little early which was extremely helpful with our one year old and with getting someone out to help with the pool. Would definitely reccomend!

This February we decided to step outside of our habit of visiting the southern Florida Beaches to discover some of the places along Florida’s Panhandle. We took our daughter and two grandchildren along. We were enormously grateful that we decided to explore someplace new and our rental house in Rosemary Beach was truly exceptional. Entering the beautifully designed planned community of Rosemary Beach told us that we were in for a treat.
The house itself was amazing, located close to the beach and within short walks to pools, shops, and restaurants. It was beautifully designed and furnished. The upstairs was one large, open and light filled space for the living and dining areas and a kitchen with huge counter space and a separate enclosed space for a washer & dryer. We spent most of our time there. The bedrooms on the lower level had beautiful duvets and linens. There was lots of closet space and TVs in every bedroom. Each bedroom (3) had its own lovely bathroom.
The beaches along this stretch of Florida are truly memorable for their calm aquamarine water and fine white sand that squeaks like cornstarch when you walk on it. Those days when it was a little too cool for the beach, we enjoyed the heated indoor pool or the heated outdoor pool that were quick walks away.
This was one of the most beautiful homes and beaches that we have visited in all of our travels and we will definitely return in the near future.

We can't begin to describe what an amazing time we had at this property in Rosemary Beach!! We are already planning our next vacations there! The home is very well appointed and the management company we so easy to work with. We love they put everything we need to know in a mobile app that could be shared with our whole family to access. We had one small issue with the pool heater and they were there in 15 minutes to take care of it! House is really nice and super clean! Would definitely book again. Probably best for two sets adults and two little kids, for total of 6. The bunk beds for kids were cute and really comfortable, but the room and adjoining bathroom is very, very small/tight. Then again, as kids...they can manage to be in it's totally fine. King sized rooms had super comfortable beds and it was super quiet, so much that we all slept late every day. Living Room/kitchen upstairs was perfect.. nice and bright/huge, open layout, and was fun entertaining in evening. It's exactly as described on the website and even closer to beach and pool than we thought...just perfect, one block from pool and about one block and a smidgen more to boardwalk. Bikes were great as well as with parking. Construction no longer an issue next door as they are working quietly inside. Management company was exceptionally responsive replacing broken garbage can and fixing toilet on very first day. There were a few items missing from kitchen that they also replaced immediately without any hesitation. Only thing I would recommend they take a look again at the front lock on door; it's really hard to open compared to back door. You really have to play with the key quite a bit before it turns, whereas back door is easy. Not a show stopper, it would be nice to fix. Pool was nice to have and we thought we would use it a lot, but we barely used it in the end. The carriage house is close, but even with people there, it did not impact us or them. It was totally fine. Again, amazing house and management. Perfect, peaceful, beautiful! We will be back!

We had a great time at the Abaco Pearl. The property is nice and in a great location to the beach, playground and Coquina Pool. All are easily walkable with small kids (which we had). The kids loved the bunk beds, but you should know room is very tight and only good for little ones. The bathroom in the bunkroom was tight, but workable for the little kids. The master bedrooms were all fine. Missing a remote for the tv in one, but not a dealbreaker. The upstairs was well appointed and spacious for a family of four. The couch was small, but there was room for everyone. The sink has some wear and tear and needs an update, but other than that the kitchen was outfitted well with all the things you need. The pool outside was small but about 4 ft deep, which was great for dipping and kid's play. The carriage house entrance is through the courtyard that shares the pool, the pool is for your use only, however. We did meet the people renting the carriage house, which was fine, but if you prefer absolute privacy, then you may want to take it into account. The two decks (front and rear) were nice to sit on and enjoy a drink at night - the cushions may need a replacement soon as they are showing some wear and tear. Rosemary itself is under a lot of construction - and being 20 years old or so, is to be expected. A lot of onstreet parking has been taken up by dumpster from renovations. The property next door is under a full gut (which we were told about in advance). The construction was quite and done during reasonable hours, however. We really did not have a problem with it, but it is something to note. Rosemary is showing its age somewhat. Somethings could use a good coat of paint and patching (like the Coquina Pool exterior), but these are all things to be expected by such a heavily used area. Rentals through 30a Luxury Vacations was easy and quick. The folks there are great and prompt to any request. We will definitely be booking through them again.

We loved our stay at the Abaco Pearl! The upstairs was nice & roomy. Everything was comfortable, the TV system was nice & the kitchen was stocked with everything we needed. We did have to make space for pantry items, but that was easy enough. The pool was a terrific addition. It was a little bigger than I expected. The porches were nice - although no real view. We would have loved to have had a larger master, but it was exactly as pictured and what we expected. The beds were comfortable. The bunk room worked perfectly for our 8 year old, but unless you are a very minimal packer, I think it would be hard to squeeze two people in that room. We could not find the remote control for the TV in the bunk room. The bunk room shower was too small even for my 8 year old. This was not a surprise from the photos. Everything was a quick bike ride away. We, however, were very annoyed to discover the house next door was under construction. They woke us every morning at 6:45! Not at all what you want on vacation, and a terrible way to start your day. - The construction lowered my rating on location...

The house was beautiful! Plenty of room for everyone to do what they want. Kitchen was fully stocked and plenty of pans etc to cook with. The only complaint is one of the bedroom toilets did not have enough water in the bowl, so we had a plumbing issue one day. But maintenance came immediately and fixed it. Roger's Cottage is convenient to the beach, pool, park, and green spaces. It's at the end of a street, so it is quiet as well. We enjoyed the bikes and small outdoor heated pool. The house is decorated beautifully with new bed linens and pillows in the bedrooms. The second floor open floor plan is great for families. The only drawback is the small carriage house shares an entrance to the property and the balcony overlooks the pool and back porch area. It was awkward having a family so close it what should be a private area for the cottage owners to enjoy. Overall, we had a great experience with the home and the property management team. If you can rent the cottage and carriage house for a large family this home would be ideal!!

My husband, daughter and son-in-law stayed at Roger's cottage over Christmas weekend. The space was perfect size for everyone. The room with bunk beds would be great for children under 12. The living/kitchen/dining area is particularly spacious. We enjoyed time on the porches, in the pool and riding the bikes provided with the rental.
There is room for improvement. The bed pillows were pretty worn. I'd definitely bring my own, if you are a picky sleeper. There are down pillows in the living room and the dust and dust mites from them are everywhere. We actually had to vacuum the chairs so my daughter, who is allergic to down, could stay in the room with us. (This was after she took Claritin and a sudafed.) I'd advise the owners to get more allergy friendly pillow accessories. The cleaning company should probably wash or vacuum the slip covered furniture as part of the cleaning process.

Excellent stay overall. Based on 7 years of Rosemary rental experience this was one of the nicer rentals, and definitely the best management company experience. The home is not perfect, but definitely better than most in Rosemary with only minor deficiencies.
The Good:
Great home for a small family or two couples. Very clean, pet friendly, and all amenities in good working order. Loved the Harmony remote, Samsung TV /Apple TV video/Sonos audio system. The home has a lot of windows and light on the upper main level, nice kitchen (w/ pretty granite) and the open floor plan feels very spacious. Loved the front and back decks. The small pool was nice and the heater works quickly.
The Not So Good:
There is no pantry, so we had to make the large cabinet near the kitchen that is used for games, videos & misc. our pantry. Once we cleared off the middle shelve it was adequate as a make-shift pantry. There were no instruction for how to operate the video/audio system, so I had to spend about an hour fixing the system since previous renters had "jacked it up" pretty good trying to figure it out. I have the same system, and it's not easy to understand, so I would highly recommend printing instructions on the operation. The slip covers on the furniture need cleaning or replacing and the living room could stand an extra lamp or two for more light at night. There are no hooks for towels or bathing suits in the bathrooms, so that was nuisance. The management company should consider changing bike rental companies. We had our bikes swapped out twice due to most of them being in very poor shape (broken brake on one, rusty chains on all, low air in tires, etc.)

Cottage is close to beach/very short walk. Playground around the corner. Private pool was wonderful, though small. Carriage house is -><-close, but only rented a few nights we were there. No issues with privacy when rented even though they share gate/entrance and walk past pool to their steps. Garage is too small to park in unless you have tiny car. Street parking wasn't a problem since it wasn't crowded time, but imagine holidays/summer are bad. Courtesy ticket first night saying we couldn't park parallel to garage doors. Complaints: mattresses and pillows not comfortable. Roof leak seen in another review elsewhere (months old) still not repaired. Front door knob fell off in our hand when we arrived, but they came right away to "repair." Was hard to unlock/lock. Front door did not open at all (also broken). I believe it is a known problem in many houses there. 3rd bedroom is closet size. No closet. Shower is 2x2 and unusable. Other bedrooms/baths are nice, but no drawer storage. Kitchen stocked nicely with necessities. Closet size bedroom has 1st level thermostat in it, so that room stayed hot w/door closed but other bedrooms were cold. Needs to be moved to hallway. We might rent again due to proximity to beach and private pool.

The house was a great location. We liked being more on the edge of rosemary and out of all the hustle and bustle of the middle walkover areas. The house itself was nice. The bunk room bathroom was tiny and I can't imagine anyone actually using it who isn't a tiny person. Everything was clean and we really enjoyed having the pool right there. We didn't have a problem with the carriage house guests as we rarely saw them but I can see how that might be awkward with some people. But a lot of homes have those in rosemary. Definitely big enough for 2 couples and a child, maybe 2. Enjoyed our stay for sure.

My family and I had a wonderful week at Rosemary Beach staying in Roger's Cottage. We loved the house, the lay out of the rooms, the decor and especially the location. Property management was great. They were quick to respond to any questions we had. We had so much fun that we didn't want to leave. Looking forward to next summer!

We had a great time overall. Issues with roof leak, outdoor shower and freezer/ice make were inconvenient but handled quickly by staff. Really appreciated the in person tutorial of the TV and sound system upon our arrival. The orientation of the pool area coupled with the proximity to the carriage house made for a somewhat awkward situation. Probably will not choose to rent this house again without renting the carriage house as well, if that is feasible. The only complaint is that the washer and dryer were substandard for a house of this type, location and cost. They resemble a small apartment set up. Additionally, the washer had an unclean odor and the washing room on the whole was not very clean.

We searched for a home that would fit the size of our extended family in the Rosemary Beach area for a reasonable price. We were thrilled to find this option that was not listed anywhere else. The home was beautiful and well-kept and it was so nice to have a pool on the property. The rental management was very friendly and communicative throughout the process.

Excellent location, only a block or two from both the ocean and Coquina Pool. The beach near the house was one of the less crowded stretches of sand. Property manager was easy to get hold of and very responsive. Overall, we had a good time, but there were a few things of note that were not apparent to us when we booked. There is a Carriage House on property, which is rented separately from the house. There is little privacy between the two. They are so close to each other that you could leap from the rear balcony of the Cottage to the balcony of the Carriage House without issue. When you book not knowing this, it can be a little awkward. There is a two-car garage for this property (one each for the Cottage and Carriage House), but the garage bays are very tight and will only accommodate mid-sized cars/SUVs or smaller. The street parking around the house is scarce and fills up quick. The private pool is shaded, and there is no privacy there from the Carriage House. The private pool is supposed to only be for the Cottage, but I'm not sure how clear those instructions are made to the renters of the Carriage House. We did come back to the Cottage once and the people staying in the Carriage House were in the pool. Finally, when we arrived at the house some of the kitchenware was not clean. The kitchen sink did not have a stopper (for hand-washing) and there was no soap for the dishwasher. Apparently, you are supposed to provide these things, which seemed odd to me. As a renter of the property, you are supposed to leave the place in a generally clean condition, but there were no basic cleaning supplies at the house. That seemed odd to us, and we have rented beach homes in many different locations over the years. After a conversation with the property manager, he sent his cleaning crew back out to the house and they left us with these things. Lastly, the bedrooms don't have dressers for your clothes, so we ended up having to live out of our suitcases the entire week.

Abaco Pearl Cottage is our new favorite rental by far. The rooms are perfectly located on the first floor, which makes suitcases a breeze. The kitchen had a little bit of a musty smell but it wasn't a big deal.
The multiple patios, pool, and location of the beach were perfect. My son loved the park that was a stone's throw away and the green space that adorned the front lawn. We had the pool heated every day and it was something that elevated the experience in the cool winter days and nights.
There are very few negatives that I can think of. The kitchen smell and lack of outlets are one. Also, the carriage entrance is accessed by walking through your exclusive pool area, so, that was a little odd. Lastly, if the owners could consider installing blinds on the french doors to the pool for privacy. Some people were checking into the carriage house and we felt violated when they looked right at us in our pajamas in the hallway outside of the bedrooms. Easy fix, but there needs to be some sort of privacy drape or blind on those doors.
We can not wait to stay here again with family and rent the carriage house along with it. It is truly idyllic and well laid out.
